Case Studies - The Barford Exchange, Warwickshire
A prestige office development on the outskirts of Warwick, This development comprised nine small high-tech office units, in three different sizes. Our brief (by the developer) was to re-design the interior to maximise usable floor space and incorporate the highest level of flexibility for the prospective buyer/tenant.

Reducing the footprint of the toilets and kitchen, the lettable floor space was increased whilst still providing an optimal and pleasant facility for staff that complied with all of the statutory requirements and satisfied Building Control on all accounts.


The construction of the building by the developer was so thermally efficient, air-conditioning was not deemed necessary (although we upgraded the power supply to three phase so that this could be easily retro-fitted if required). The heating system was very minimal, and therefore running costs are very low.

We also incorporated independent drylining, cavities within the ceiling void, and a riser duct, so that structured cabling and future IT solutions could easily be installed to any point in the building.
The first floor structure also has a removable section in the engineered timber joist construction so that a lift can also be easily installed at a later date if required. Interior & Facility Contracts Limited handled the entire fit-out package, and completed the project on-time (to our own 16 week programme), and under budget.
